Bulgarian house prices rise amid expectations of joining the eurozone in 2026 Property markets   04/16/2025   In the fourth quarter of 2024, Bulgaria recorded the largest increase in house prices in the European Union, according to Eurostat. Apartments and houses increased in price by 18.3% year-on-year. For comparison, in the eurozone, property prices increased by 4.2%, and in the EU by 4.9%. Property brokers told Euractiv that the market is awash with cash transactions, and some of these funds may be linked to the shadow economy. One reason is that owners of large amounts of undeclared cash are trying to convert their funds into real estate before Bulgaria joins the eurozone. Placing money in Bulgarian banks will require disclosure of information about its origin.  Over the past 15 years, housing prices in the country have more than doubled, by 115%. The year begins with a 20-year peak in the number of property transactions Source: Investor.bg  The declared property transactions in Sofia and Burgas in the first quarter of this year are at their highest level for the period of at least 20 years, as long as data is available on the website of the Registry Agency. In Sofia, they cross the threshold of 8,000 transactions for the first quarter for only the second time since 2005. This happened for the first time in 2008, which was followed by a collapse in the property market. Last year, property transactions in the countrys major cities, as well as in seaside and mountain resorts, predominantly increased after about a year and a half of decline, while at the national level, registered transactions mainly decreased.
